At roughly 42 inches of precipitation a year, this valley is the driest market we work in and not the easiest. Between the Blue Ridge and the Alleghenies, what decides a crawl is not how much rain falls but where the slope sends it and how much winter sun the house gets. Two identical houses on opposite aspects behave completely differently, which is why we are wary of anything quoted from a postcode.
Why everything gets photographed
Crawl work happens where homeowners never look, which has historically made it a trust-me trade. We run it the other way round. The inspection produces photographs and moisture readings you review before any price is mentioned, and every stage after that is photographed and handed over.
Here the photographs also solve a timing problem. Slope seeps run in spring and are gone by August, so a crawl inspected late in the year can read dry and still be the crawl that soaks every March. Stain lines and silt on the piers record that, and the pictures let you see the same evidence we did.
Things we will tell you that a sales script will not
- Plenty of crawls do not need full encapsulation — a properly installed ground barrier is often the honest scope
- A dry reading in August is not proof of a dry crawl, and we will tell you when the evidence disagrees with the meter
- Water arriving off the hill needs intercepting uphill of the house, not covering underneath it
- A century-old stone pier field needs a liner cut for that crawl; a standard cut lifts, and re-doing it is a large share of our rework
How we price, and why the number holds
Quotes are itemised by stage — water, structure, seal, dry — with the readings that justified each line attached to it. The number is honoured as written, because the inspection took the guesswork out before anything was priced.
Where the crawl is older and irregular, the quote reflects that crawl rather than an average. Measuring a pier field takes longer than estimating from square footage, and it is the difference between a liner that stays put and one that does not.

Climate figures cite NOAA's 1991–2020 normals for Roanoke — roughly 42 inches a year, mountain-modified. The sealed-crawl approach follows the Virginia Residential Code, which permits unvented crawls with a Class I vapor barrier and a drying mechanism on the IRC basis.
